About the position:
You will be responsible for providing leadership and guidance to the Preconstruction Team and assuming overall responsibility for the Preconstruction effort. The Sr. Estimator will ensure estimates, schedules, constructability reviews, value engineering efforts, cost report planning and purchase planning efforts and documents are prepared as scheduled and to the levels of quality and detail required. In addition, this position requires that all conceptual budgets and presentations are completed in a timely manner and aligned with historical data. Interfacing with the owner, A/E’s and subcontractors to resolve technical matters during design or pre-bid and provides engineering and cost data regarding project feasibility is a critical component of this position.
Additionally:
- Professionally represent TWENTY TWO GROUP and support Company strategic initiatives
- Foster a team building environment and mentor junior estimators in all aspects of preconstruction process.
- Identify tasks to be accomplished in order to satisfy contractual requirements
- Oversee the preparation of all estimates for all stages of design from Conceptual through Final Construction Documents (Design/Build, Guaranteed Maximum Price, and Hard Bid).
- Organize department so each estimator involved knows responsibilities and deadlines
- Effectively schedule Preconstruction efforts including estimate milestones, durations; site surveys, identify long lead items and other needs.
- Ensure the buyout budget is established along with 3 leveled bids per trade before turning over to construction team and ensure projects are 100% bought within the first 25% of project duration
- Coordinate and review WIP schedule for commitments to date, work in place and estimated balance to complete; monthly reconciliation of all pending and approved Change Orders with each WIP report
- Establish and foster positive long-term relationships with all business partners including owners, architects, engineers and subcontractors
- Oversee the preparation of presentations while assisting and serving on RFP teams
- Identify to the team permit requirements and long lead items that may conflict with the schedule
- Assists Project Design Engineer with development of the Project budget estimate.
- Reviews design Consultant’s construction cost estimates, compares estimates to Program Budget and prepares analysis for Project Design Engineer.
- Prepares estimates of scope changes prior to their initiation and assists with cost optimization of changes under consideration.
- At stages of design determined by the Project Manager, participates in Value Engineering, offering costs in order of magnitude accuracy, to assist with cost reduction exercises.
- Participates in Construction Bid Analysis by preparing bid summaries and comparisons
- Prepares estimates of contract changes for comparison to the contractor’s proposal estimates
- Oversee that Estimating Coordinator issues meeting minutes and that proper records of pipeline is maintained

Skills/Experience/Knowledge required:
- Minimum 5 years experience in estimating with proven experience managing a team
- Experience estimating high end projects
- Strong knowledge of all divisions – interiors and base building
- Ability to do on screen takeoffs
- Strong conceptual estimating skills
- Proficient with Excel and Outlook
- Good working knowledge of project management software (Procore preferred) and estimating software (such as Pipeline)
- Bachelors degree preferred
